Full Home Inspection performed by a Certified Master Inspector for real estate transactions. I inspect to InterNACHI standards. I spend between 2-4 hours on site, depending on the size and condition of the property. One outbuilding and one HVAC system included in price. I pride myself in representing YOU, the buyer, and nobody else. Reports are delivered online and 99% of the time are delivered same day! Inspections start at $350 and go up based on age, location and square footage.

11 MOnth Warranty Inspection $399
This is specifically for new homes that are coming up to the end of the warranty period provided by your builder. This is similar to a full home inspection however since you have lived in the home for almost a year we will rely on you for as much information as possible so that we can help create a thorough report that you can present to your builder.
Make sure to schedule before your warranty expires!

48 Hour Radon Test
+$175
The home is tested with an Electronic Radon Monitor. Testing takes a minimum of 48 hours but results are provided immediately upon retrieval of the equipment. Includes Radon report with findings and recommendations. Reports are sent out shortly after the monitor is picked up.

Termites and WDI Inspection +$100
I am always looking for pests and specifically wood destroying insects during our home inspections. If we find them we will let you know! The full pest inspection will provide a report on an official form if requested. We will look for evidence (damage or treatment) of any past infestation, look for any signs of a current infestation and also point out areas where a future infestation could occur. NPMA-33 provided for VA loans if requested. WDI inspection separate from home inspection is $200 with NPMA-33

Thermal Imaging +$100
Thermal Imaging is a great tool to help find hidden issues. Thermal imaging can show temperature variations which are helpful in identifying possible moisture issues, insulation deficiencies, pest issues, electrical hazards, etc. This is a great add on and will result in a more thorough home inspection. Please note thermal imaging is not perfect and can have different results based on temperatures, recent weather, etc.

Sewer Line Video InSpection
+$200
Inspector will perform a video inspection of sewer lateral from home cleanout access out to sewer main. Avoid buying a house with damaged sewer line. Inspector will recommend cleaning or repair/replacement as deemed necessary. Color video of inspection provided along with photos of any problems areas. Air Sample Testing (MoLD)
$200/350/550
Air from different areas of the home is pumped through a special cassette that traps spores, the spore trap is then sent to a lab for analysis. This includes one exterior sample for a baseline and two interior air samples. Also have packages of 5 tests and 8 tests. Results are available in 1-3 business days from the sample. Report from lab is provided to customer. If there is visible organic growth it can be swab tested as well as a substitute of an air sample or for an additional +$75.
